Mortgage statement: what it is, and how to get yours

By Arthur Teboul, DokuTrak · Published

In short

A mortgage statement is the monthly statement your loan servicer sends for your home loan. It shows the amount due, the principal balance, the interest rate, the escrow balance and how your last payment was split. Download it from the servicer’s website or app. It is not Form 1098, the year-end form that reports mortgage interest paid.

What is a mortgage statement?

The statement covers one billing period. It lists the payment due and its due date, the split between principal, interest and escrow, the remaining principal balance, the interest rate and recent account activity.

If taxes and insurance are paid through escrow, the statement shows the escrow part of each payment and the escrow balance. The yearly escrow analysis and Form 1098 are separate documents from the same servicer.

Who sends it, and when

The loan servicer issues it, usually once a month. The servicer is the company you pay, and it can differ from the lender that made the loan. When a loan is transferred, statements start coming from the new servicer, and the old one no longer has your current balance.

Where to get a mortgage statement

  1. Your servicer’s website or mobile app, usually under Statements or Documents.
  2. Your email: many servicers send a notice when a new statement is ready, with a link to sign in.
  3. The paper statement in the mail, if you have not switched to paperless delivery.
  4. A transfer notice from your old servicer, if you are unsure who services the loan today.
  5. The servicer’s customer service line, which can resend a statement for a past month.

Wrong files people send instead

  • Form 1098 instead of the monthly statement. It reports a year of interest, not the current balance.
  • A statement from a previous servicer after the loan was transferred.
  • An old statement when the request is for the most recent one.
  • The escrow analysis instead of the statement, or only the first page of a multi-page statement.
  • A screenshot of the account dashboard without the servicer name, loan number or statement date.

Questions people ask

What is the difference between a mortgage statement and Form 1098?

The mortgage statement is monthly and shows the balance, payment and escrow. Form 1098 is yearly and reports the mortgage interest you paid, which tax preparers use for your return.

How do I get a copy of my mortgage statement?

Sign in to your servicer’s website or app and open the statements section. If you cannot sign in, call the servicer and ask them to send a copy.

Who is my mortgage servicer?

It is the company named on your latest statement or payment coupon. If your loan was sold or transferred, you should have received a notice with the new servicer’s name.

Ask once. DokuTrak does the chasing.

  • Your client uploads from one link, with no account and no password.
  • Reminders go out on a schedule, by default 2, 5, 10 and 14 days after the request, until the file arrives.
  • With AI review switched on in your workspace (it is off by default), each upload gets a first pass that flags a file that is not a mortgage statement or an unreadable or blurry scan. It says so when it is not sure.
  • You accept every file or mark it for re-upload, and your client gets the note by email. The AI never accepts a file.
