Form 1098: what it is, and where your lender posts it
By Arthur Teboul, DokuTrak · Published
In short
Form 1098 (Mortgage Interest Statement) is the form your mortgage lender or servicer sends by January 31 when you paid USD 600 or more of mortgage interest during the year. It shows the interest paid, points on a purchase and often the property tax paid from escrow. Download it from your servicer’s website, under tax documents.

What is a Form 1098?
Form 1098 shows box 1 mortgage interest received from you, box 2 the outstanding principal, box 5 mortgage insurance premiums when reported, and box 6 points paid on the purchase of a principal residence. Many servicers also show property taxes paid from escrow.
If the loan was sold or transferred during the year, each servicer sends its own 1098 for the months it handled.
Who sends it, and when
The lender or loan servicer that received the interest issues it, and must furnish your copy by January 31 of the following year.
Where to get a Form 1098
- Your mortgage servicer’s website, under Tax documents or Statements.
- The mail or email from the servicer, in January.
- The previous servicer’s website, if the loan was transferred during the year.
- The servicer’s customer service, for a replacement copy.
Wrong files people send instead
- A monthly mortgage statement instead of the 1098.
- Only the new servicer’s 1098 after a transfer, without the old one.
- The annual escrow analysis sent as if it were the 1098.
- A 1098-T, the tuition form, confused with the mortgage 1098.
Questions people ask
What is Form 1098 used for?
It reports the mortgage interest you paid. If you itemize deductions, your preparer uses it to work out the mortgage interest deduction.
Why did I get two Forms 1098?
Usually because the loan moved to another servicer during the year, or because you have more than one mortgage.

- Your client uploads from one link, with no account and no password.
- Reminders go out on a schedule, by default 2, 5, 10 and 14 days after the request, until the file arrives.
- With AI review switched on in your workspace (it is off by default), each upload gets a first pass that flags a file that is not a Form 1098 or an unreadable or blurry scan. It says so when it is not sure.
- You accept every file or mark it for re-upload, and your client gets the note by email. The AI never accepts a file.
